Rotterdam’s Rijnhaven district has received an imposing addition to its set of luxurious residences in the form of a grand and expensive penthouse called The Box.
The Box is an ultra high-end penthouse that spans across almost 11,000 square feet covered in only the most luxurious materials and finishes. Under its wing are a custom designed kitchen, an infinity pool, a dj booth and two private elevators among the other areas that come with luxurious penthouses.

Kolenik’s design for commanding 1000m2 Rotterdam penthouse takes exclusivity to a whole new level.
Interior designer Robert Kolenik was given the dream job of creating a design proposal for the Netherlands’ most exclusive penthouse. ‘The Box’ forms the extravagant focal point of the glittering waterfront Bay House complex, designed by Joke Vos Architecten, and set at the heart of the city’s vibrant Rijnhaven district. Developer Frame Vastgoed commissioned Kolenik to conjure up an exclusive, cosmopolitan feel for the 1000m2 penthouse to show buyers what was possible for this impressive space.
‘The Box’ is an ultra high-end apartment with an imposing storey height of up to 12 metres, two private lifts, several private parking spaces, and generous floor-to-ceiling windows offering spectacular views. Best of all, the interior architecture can still be adjusted according to the buyer’s wishes.
Sensational Rijnhaven District
The neighbourhood has seen a true rags-to-riches transformation in recent years. Once a seedy red-light district, it is now becoming an epicentre for fashion and design, art, culture, architecture and going out. The apartment, dubbed Bay House’s ‘heart of glass’, and which has no official price tag, is expected to fetch between 15 and 20 million euros – making it the Netherlands’ most expensive penthouse. This kind of high-end, international luxury is virtually unheard of in the Netherlands, especially in Rotterdam, and reflects the exclusive turn that the district is taking.
