Ocean-Inspired Luxury: ARRCC’s Waterside Apartment Redesign in Clifton, Cape Town

Situated within a prestigious nine-story beachside building in Clifton, Cape Town, Waterside showcases a breathtaking redesign by SAOTA, completed in 2009. Collaborating with interior design studio ARRCC and Karen Stanek from KS Designs, the project involved merging three apartments across two levels into a seamless architectural masterpiece.

Key highlights of the redesign include:

  • Enhanced Floorplan: ARRCC prioritized redeveloping and unifying the floorplan, focusing prominently on an inviting entrance experience. The removal of a slab at the front created a stunning, fully glazed double-volume living space that opens onto a sea-facing balcony, flooding the interiors with natural light.
  • Unique Spatial Features: A relocated grand entrance on the top floor now overlooks the living area, offering panoramic ocean views. Inspired by coastal elements like boulders and cliffside contours, the design integrates sinuous staircases and undulating walls, enhancing flow and spatial integration throughout.
  • Luxurious Interior Elements: The master suite, designed as a self-contained wing, connects seamlessly to the rest of the apartment via louvers, optimizing views and privacy. Natural materials such as marble and timber evoke the coastal environment, complemented by bespoke features like wave-like wall finishes and concealed lighting that accentuate the interior’s elegance and functionality.
  • Artistic Expression: Led by KS Designs, the interiors feature elements like smoky mirrors, oxidized copper, and green marble, resonating with seaside hues. Custom furnishings and art installations, including pieces by renowned designers like OKHA and Louw Roets, enrich the aesthetic dialogue between form and function.
  • Harmonious Design Philosophy: Balancing richness with restraint, the redesigned Waterside apartments offer a sophisticated backdrop for a curated collection of contemporary art, creating a compelling user experience that harmonizes with its coastal surroundings.

The library nook features bronze materials with concealed lighting, carefully chosen by ARRCC to create an intimate atmosphere with a low ceiling. A custom-designed bookshelf, inspired by elements from the seashore, enhances the delicate ambiance of the space.

The hand-chiseled bar also serves as a server, designed to highlight the flowing curves that resonate throughout the main living area, exuding grandeur and vibrancy. The main living area boasts unparalleled views of the ocean, complemented by subtle curves in the roof design that maintain the seamless continuity of concealed lighting details.
